As part of our summer spotlight series, we sat down with Good Hope Ventures (GHV) manager Jazmin Holley. A huge asset to our real estate development team, Jazmin helps keep GHV properties up-to-date and handles accounting and taxes.
1. Walk us through a typical day, how many hats do you wear?
As Property Manager, I oversee five class A medical and office space buildings and four residential communities, comprising over 400 homes in Central Pennsylvania. My duties include maintenance, work orders, emergency management, tenant relationships, and Homeowner’s Association (HOA)-related matters, such as lawn care, community upkeep, and HOA dues and meetings. I also coordinate with Dawood’s accounting department to handle GHV finances and manage bookkeeping, accounting, and taxes.
2. What’s the most rewarding part about working for GHV?
The job’s dynamic nature! Every day, I gain valuable insight into accounting and learn the ins and outs of check processing, bill payments, and accounts receivable and payable, working closely with vendors to review and approve invoices. And of course, helping tenants means there’s never a dull moment.
3. Can you cite an example?
I recently addressed maintenance on Heating, Ventilation, and Air Conditioning (HVAC) systems at our 1920 Good Hope Road property. Unlike conventional rooftop units, our chiller and boiler systems circulate water throughout the building to moderate temperatures. To prevent pipes bursting and flooding rooms from pressure caused by water flow disruption, I worked closely with vendors to keep our HVAC systems up-to-date and running smoothly at our 1920 location.
4. What is your most challenging project?
GHV is renovating a two-story building that currently houses a senior daycare facility. To accommodate, we coordinate with the daycare staff to limit disruptions to their operations as we work. For example, as we repave the parking lot, we provide ample space for senior citizens and workers to park and enter.
5. Real estate development involves constant teaming—describe one of your partnerships.
I work closely with JEM Group, one of GHV’s construction partners at Good Hope Office Park, where Hampden Township policy requires clean vehicles to prevent mud and stones from tracking on public roads. Since job sites are dirty by nature, I provide water access for the JEM team to hose off their trucks.
6. What are your professional goals?
I plan to expand my accounting knowledge by enrolling in college courses. Starting with Accounting 101, I will work up the ladder through 102, 103, and more advanced courses to earn my certificate.
7. How do you spend your time off-the-clock?
I enjoy spending time with my husband and our dogs. We go outside to hike, fish, and drive our four-wheelers. We’re avid travelers and want to explore the world, starting in Hawaii later this year to celebrate our 10-year anniversary.
